How much does an appraisal cost?The cost of an appraisal depends on several factors. The size of the subject property, its attributes or the attributes of the lot (such as water front, lot size over 5 acres). The complexity of the assignment can also be a factor. We need more information regarding the assignment before we can provide you with the cost of the appraisal. PLUS, sometimes we can even save you money because not all appraisal reports are equal. Let's first chat about what problem you're trying to solve, and then we'll provide you with several options to choose from. Flexibility is key!

How long does it take to receive the appraisal report?It depends on how complex the assignment is, as well as how many assignments we currently have in our queue. We aim for a 2-3 day turnaround on non-complex assignments after inspection, but our volume of work is cyclical so in some cases, it may take up to 1-2 weeks to get an appraisal report back. We promise to communicate these expectations up front and will keep you updated throughout the appraisal process. Don't be afraid to ask us during our conversation how long it will take. We are transparent about our process and we are great communicators.

How should I prepare for the appraisal inspection?On the day of inspection we will provide you with a time range of when we will arrive. If an interior inspection is being done, all interior rooms will need to be open/unlocked and available to the appraiser. Each room will be photographed. If there is a room that is locked or not able to access, we ask that every attempt be made to ensure the room is accessible on the day of inspection to avoid incurring an additional trip fee to return to the property after the scheduled day of inspection. After the interior inspection, the appraiser will measure the exterior of the property and take photographs outside as well.

How long does an appraisal inspection take?For homes under 3,000 square feet, the typical interior and exterior inspection should take 25-30 minutes. For homes larger than 3,000 square feet, please plan on 45-60 minutes or longer. Homes 6,000 square feet and above can last 90 minutes or more. This is because each property inspected is photographed and measured for accuracy. We also take the opportunity to ask the homeowner questions about the property. This is a time to share anything that the homeowner feels may be important for the appraiser to know. As a side note, these are general timeframes and each appraisal is unique so times may vary depending on a variety of factors. As always, we will communicate with our clients every step of the way so they always feel informed.
